When is rent due?

Rent payments are due on the first of each month.

How do I make my monthly rent payment?

There are three ways to pay your rent: online through your tenant portal, send the payment via mail, or bring it directly to our office at 208 E Young Ave.

What if I cannot pay on time?

We can try to work with you to arrange a reasonable payment plan acceptable to the property owner. However, late fees may be incurred. Contact us before your due date so we can come up with a payment plan and notify the owner.

What if my roommate fails to pay their part of the rent?

We do not split rent by number of tenants. Each tenant is collectively responsible for the full rent amount.

What is my check or online payment is returned?

A penalty charge is applied to your account, and we may require payment in the form of a money order or cashier's check. Upon further incident, we may stop accepting checks and online payments altogether.

How do I get a mailbox key?

If the mailbox is owned by the property owner, we provide you with a key for the duration of your lease. If they mailbox is owned by the USPS, you will need to take a copy of your lease to the local post office and purchase a key.

What if I decide to get a pet after I’ve moved in?

Please call or email us and let us know what type of pet you intend to get. The property owner will need to approve, and you are required to sign a pet addendum and pay a pet security deposit. We may also charge pet rent ranging from $25 to $50 per month.

When do you show properties?

If vacant, we typically have open showings Monday through Saturday, and by special appointment on Sunday. If occupied, we can schedule a time and date that is agreeable to the current tenant.

What if I don’t have time to take care of my yard?

Unless monthly lawn care is provided by the property owner, you'll need to hire a lawn care contractor. We work with many professional lawn companies, and will be happy to provide you with references.

Can I install a satellite dish or cable?

Usually, but you must first obtain written permission and sign an agreement. Some properties, especially those governed by home owners associations, may have restrictions. You are responsible for removing the dish and repairing damage when vacating the property.

Who can occupy the property?

Only those listed in the lease agreement are allowed to occupy the property.

Who do I contact for maintenance issues?

You can submit a maintenance request through our website, or call our office at (660) 362-1112.

Will I be charged for maintenance issues?

Only if you caused the damage necessitating the repair. You may also be charged if you miss a maintenance appointment with one of our vendors that results in more fees for us.

Can I withhold rent until a repair is completed?

There are certain legal requirements that must meet in order to withhold rent. Any request should be in writing and allow a reasonable amount of time for property management to make repairs.

Am I allowed to make alterations to the property?

Any alteration to the property must be requested in writing and approved by the property owner.

What is an emergency?

Emergencies are defined as fire, flood, major roof leaks, broken heater, sewer backup, water line ruptures, electrical blackouts, gas leaks, and any other issues that pose a life threat or make a property uninhabitable. In case of emergency, immediately call 911 and report it to our office.

What if my roommate wants to move out prior to the end of the lease?

If you are in a long-term lease and your roommate plans to move out before the lease is over, they can choose to vacate, but are legally responsible for rent until the end of the lease term. If you fail to pay rent after they leave, both parties are held accountable.

What happens to the security deposit if my roommate decides to move out?

The security deposit is handled between tenants. At the end of your lease, we will make necessary deductions and refund the full remainder of the security deposit.

Can I add an additional person to my lease?

If you request to add an additional person to your lease, they will need to submit a completed application and fee. If their application is approved, there is a lease addendum fee, and the addendum needs to be signed by all tenants.

What if I need to move out prior to expiration of my lease?

Moving out before your lease expires is considered a breach of contract, and needs to be approved by the owner. You are legally required to pay the full rent until we are able to find a new tenant. You may also be liable for the costs of re-renting the property.

May I be present for the move-out inspection?

We perform the move-out inspection after you return your keys to our office. If you wish to be present, please let us beforehand. We will contact you to set an inspection time.

How do I get all of my security deposit when I move out?

Have the property professionally cleaned and repair anything not considered normal wear and tear. As long as the property is in the same condition you received it minus expected wear and tear, we will return your full deposit. Please submit any receipts from cleaning vendors.

How long after I move out will I receive my security deposit?

We return your security deposit in full or with deductions for repairs and cleaning within 30 days in accordance to Missouri law.

Why didn’t I get back my full security deposit?

If you only got back part of your deposit, it means we had to make deductions for things such as cleaning the property, lawn care, removal of personal items, and any damage beyond normal wear and tear, among other things.
